A leafy lane on the desirable south side of the spa town of Harrogate and the thirst for a ‘project’ led the clients to purchase a large but relatively non-descript property with a large garden.

Initially commissioned to explore the refurbishment, extension and new elevational treatment of the existing property it became apparent that for a similar budget a new build watertight shell could be erected. This would allow for a more thermal and energy efficient end product with an accommodation schedule and interiors tailor made to suit the clients exacting requirements. As a catalyst for the design an existing hawthorn tree was retained as an axial focal point.

The property is constructed using an I.C.F. method of construction (Insulated Concrete Formwork) allowing for which then received a through colour render system above a sawn stone stone plinth incorporating moulded stone window surrounds, heads and cills to ground floor openings. The selected roof covering is a reclaimed slate roof (from a former warehouse) and has a generous roof overhang. The main core of the house is two storey in height with the roof space utilised to form bedroom accommodation. The property is highly insulated and serviced by air source heat pumps.

In general terms the property seeks to present a well mannered appearance using modern materials but with traditional form enjoying the generous private landscaped garden areas and tennis court. The interiors are light filled and spacious enabling family interaction and social gatherings within the main ground floor spaces yet each member is able to enjoy the benefit of an individual bedroom suite. A high level of interior finish was imperative and achieved through the use of the clients skilled joinery and a dedicated finishing team.

Following an extensive landscaping scheme the notion to create an external entertainment area , kitchen and screen was requested and implemented . The canopy structure houses an external drop down tv screen with a full working bbq kitchen.
